All other oceanfront properties in Costa Rica are restricted by current laws to 600 ft (200 mts), but fortunately Gran Caribbean was purchased before those laws came into effect! The property is north of the Port of Limon with access by blacktop and gravel roads running parallel to the sea, as well as by a freshwater canal system also running parallel on the west side of the property.
The freshwater canal and lagoon system is protected by natural forests teeming with myriad varieties of flora and fauna. The topography of the land is flat and suitable for building save for the mangroves surrounding the lagoon and canal zones that feed into a large freshwater lake; this are is ideal for a marina. The ocean frontage, which stretches almost 2 miles, is lined with over 15,000 coconut palms.
The property lies north of the city (and Port) of Limon. Both the Port of Limon and the Port of Moin are major Caribbean destinations for cargo and cruise ships.
Gran Caribbean is ideally suited for major development, ranging from resort hotels, fishing lodges, golf courses, and marinas, to subdivided lots for time-shares (or outright ownership), along with many other amenities attracting tourism and commerce -- including but not limited to community centers, malls, movie theaters, and other city conveniences. It can be subdivided in many different ways, and can also be sold in part.
The Costa Rican government is actively participating in promoting development of the Caribbean Coast and has recently committed major resources to tourism projects. One recent development, which is now complete, is the expansion and upgrade of the Puerto Limon airport. This airport can now accommodate jet aircraft and has facilities for international flights, including customs and immigration clearance. This airport is 25 minutes from the Gran Caribbean property, making ours a prime location to draw international travelers. |
